Renovations before selling your home is not a bad idea, especially if your home is extremely outdated. However, most people put money in the wrong places. The most common ideas I receive from sellers is either paint or new flooring. These are not bad ideas, but they do not get you the most return on your renovation investment! Unless you have shag carpet from the 70’s or pink walls, I would focus my money elsewhere.
The two rooms that have proven to sell homes faster, and for more money, is the kitchen and master bathroom. When most people think of renovating these rooms, they see HUGE dollar signs and money flying out the door! Now a true remodel may cost thousands of dollars, there are many ways to change the entire look for a fraction of the cost!
Simple changes from a gold faucet to a new modern design faucet can dramatically change the look of the bathroom and could cost as little as $80.00. Light fixtures are another easy change that most handyman can accomplish. They have little cost, and massive return. Backsplash in kitchens,painting old wood cabinets,pedestal sinks, cabinet hardware, and curtains are other great ideas that buyers notice!
Keep in mind, that the number one thing that sells is a neat, clean, and tidy home! And that costs nothing!
